Understand the evidence.
Know the assumptions.
Amaravati has a substantial planned infrastructure and institutional-finance programme. That is a basis for further property research. It does not establish that every plot is investable, that prices will rise, or that Amaravati is the best investment for every buyer.
No reliable, comparable locality-level transaction-price series was established in this research. This website therefore does not present a historical property-growth chart or map of expected local ROI. The calculator is a scenario tool using assumptions selected by the visitor.
1. First-phase development finance
| Measure | Published / derived figure | Meaning |
|---|---|---|
| World Bank finance | US$800 million | Approved development-programme finance, not money guaranteed to property owners. |
| ADB finance | US$788.8 million | Loan 4573-IND amount on the ADB project page. |
| Combined amount | US$1,588.8 million; displayed as ≈$1.589bn | Arithmetic sum of the two amounts. |
| Government first-phase programme | US$1.78 billion | Programme total published by the World Bank in December 2024. |
| Remaining financing | ≈US$191.2 million | Derived balance: 1,780 − 800 − 788.8. Published totals are rounded; not a separately verified funding commitment. |
Sources: World Bank fact sheet, 20 December 2024; ADB project 58395-001. Use the project-specific $788.8m figure rather than mixing it with broader ADB totals that may include additional components. Approval, effectiveness, procurement, disbursement and completion are different stages.
2. Scale and long-term planning
The World Bank describes a 217 km² capital-city master plan with capacity for 3.5 million people by 2050. The population figure is a planning target/capacity, not the current number of residents or a guaranteed demand forecast. We do not calculate a property CAGR from this population target.

3. Connectivity: what was approved
The Ministry of Railways reported a 57 km new line between Errupalem and Namburu via Amaravati, with an estimated ₹2,245 crore investment, on 24 October 2024. The website labels this as an approved project, not an operating rail service. Check the latest implementation position before relying on it for a property decision.

The widely reported ₹58,000 crore launch on 2 May 2025 bundled several projects in Andhra Pradesh. It is not used here as a figure for money exclusively invested into Amaravati plots or a proxy for investor ROI. Read the original PIB announcement.
4. Current notices versus completed infrastructure
On the research date, the APCRDA notification page listed 14 October 2026 procurement notices for programme management and infrastructure at Atmakur. A tender notice indicates procurement activity; it does not establish contract award, physical progress or completion. The homepage briefing is dated research, not a live news feed.

5. Investment-planner methodology
The visitor sets purchase price P, holding period n, annual price change r, entry-cost percentage e and exit-cost percentage x. All percentages are inputs, not observed Amaravati market rates or quoted statutory charges.
- Total initial outlay =
P × (1 + e/100) - Gross modelled resale value =
P × (1 + r/100)ⁿ - Net resale proceeds =
gross resale value × (1 − x/100) - Net gain/loss =
net resale proceeds − initial outlay - Net total return =
(net gain/loss ÷ initial outlay) × 100
Example: at ₹25 lakh, 5 years, 6% annual price change, 8% entry costs and 2% exit costs, the initial outlay is ₹27.00 lakh. Modelled net proceeds are ₹32.79 lakh; modelled gain is ₹5.79 lakh and total return is approximately 21.4%. These are nominal, unlevered scenario values.
The chart compares −5%, 0%, the selected assumption and 12% annual change. These are illustrative input cases. They are not risk categories, probability estimates, analyst forecasts or measured historical growth rates. The chart displays gross property value, while the summary includes the selected transaction-cost assumptions.
Excluded: loan interest, financing fees, taxes, rental income, vacancy, development and maintenance costs, inflation, illiquidity and the possibility of not finding a buyer. Real results may be materially different and losses are possible.
6. The map and locality information
The OpenStreetMap embed provides geographic orientation. Area buttons change the map extent and the calculator’s area-of-interest label only. Approximate map views are not plot boundaries, development approvals, inventory listings or forecasts of local returns. The same visitor-chosen growth assumption applies regardless of area.
For land records and village layouts, start with official APCRDA LPS layouts and the relevant jurisdiction’s land, title and registration records. Independently examine title, encumbrances, permitted use, approvals, access, drainage/flood exposure and total purchase costs with appropriate professionals.
7. Business information and visual sources
The founder name, native-region connection and 14 years of experience were supplied by the business owner. The WhatsApp contact, +91 83099 82456, is reused from the existing Space Crafts site as requested. No completed infrastructure projects, government partnerships, currently available plots, registration numbers or returns have been invented.
City banners are from the APCRDA reference website. They include photographs and proposed architectural visualisations. They do not depict projects delivered by Amaravathi Infra Projects; their image-capture dates are not verified. The founder portrait is from the supplied client photograph.
